Caelora Settlement Services
What Happens Behind the Scenes?
What is a title search?
We check public records to confirm who owns the property and look for mortgages, liens, unpaid taxes, or other title concerns.
What happens if a problem is found?
The title team works with the right people to address it. Some problems are fixed quickly. Others may require more documents or time.
What is title insurance?
Title insurance may protect a homeowner or lender from certain covered title problems. A lender’s policy protects the lender. An owner’s policy protects the insured homeowner, subject to the policy’s terms.
What does the settlement team do?
- Gather information
- Coordinate with the parties
- Prepare closing documents
- Confirm settlement figures
- Safeguard funds
- Arrange signing and recording
- Disburse funds when authorized
Why do you need my identification?
We verify identities to help protect everyone from fraud. You may be asked to confirm your identity more than once.
Why can closing be delayed?
We may be waiting for loan approval, a mortgage payoff, missing documents, title requirements, or another party’s response.
How do I protect my money?
Never trust wiring instructions received only by email. Call the settlement company using a trusted phone number and verify the instructions before sending funds.
What happens after signing?
The documents are reviewed, funds are confirmed, and the required documents are recorded. Money is then distributed when all closing requirements have been satisfied.
At Caelora Settlement Services, we help make the journey from contract to closing clear, secure, and easier to understand.
