Generally the property address, the parties involved, the contract or transaction summary, and contact details for the agent and lender when applicable.

Who receives updates on the file?+

The contacts identified on the intake form — such as buyer, seller, agent, and lender contacts — as appropriate for the transaction.

Always verify any wiring instructions independently by calling a trusted, previously confirmed telephone number before sending funds. Caelora will never ask you to disregard established verification procedures.

Can escrow support be coordinated alongside title work?+

Yes. Escrow coordination and title work are commonly handled together within the same transaction file.

How far in advance should closing details be submitted?+

As early as possible. Earlier submissions give every party more time to prepare and review.

What identification is required?+

Valid, unexpired identification acceptable for the notarial act being performed. Your coordinator will confirm what to bring.

Can a notary explain what a document means?+

No. A notary cannot provide legal advice or explain the legal effect of a document. Questions of that nature should be directed to your attorney.

Do documents need to be signed in advance?+

Generally no — signatures requiring notarization should be made in the notary's presence unless the document specifies otherwise.
